If its a good fit, my next step would be to come out to the home and do a :60 minute 1:1 FSBO session with you with you, addressing any concerns I would have with the property, auditing your listing and providing my recommendations for marketing.
Who am I?
My name is Ryan Clarke, I have been a licensed Real Estate Agent since 2016, and previous to that I worked as a contract negotiator and Artist Manager in the Music industry for nearly a decade. In 2018 I was chosen to become Director of Agent Development for a Major Brokerage in Denver, Colorado due to my early success as an Agent, my knowledge of Real Estate in multiple facets, and my ability to make that which is complex and make it digestible for people to understand and apply.
My passion is to help people, and Real Estate has given me so many opportunities to live that in my career: helping those looking to buy their first or next home, Sell their current home, begin or expand their Real Estate Investment Portfolio, begin or advance a career in Real Estate, and so much more.
Early in my career, every Real Estate sales course I took, or mentorship I received from more tenured Agents all spoke to generating business through For Sale By Owners (or FSBOs as they are commonly referred to) was a tried and true practice. I was shown data on how much better a licensed Agent can do financially for a homeowner, and given “scripts” to teach me how to approach a FSBO to get them to agree to sell their house with me. I was also fortunate enough to have the opportunity to sit in on a few experienced Agents who held appointments with FSBOs.
Fast forward about two years, and I was told a story about a FSBO who sold their home about $100,000 below what it was worth on the open market due to some very intelligent, clever, and legal language the Buyer’s Agent had used to convince the FSBO to accept his client’s offer. My heart broke for that Seller. They were initially so proud of their efforts and felt like they had saved money, only to realize they had left life-altering type of money on the table. From that point forward, I wanted to do what I could to empower those interesting in Selling their own Property with some tools to be able to do so.

I love this question, and want to be completely transparent. First, I believe in the entrepreneurial spirit and attempting to DIY, be that changing the oil on your car or looking to sell your Home yourself. I’m an entrepreneur because I love to be able to take some control over my life and career, and it would be hypocritical of me not to encourage that in you if you so desire. Also, historically a Real Estate’s business is nearly 90% person-to-person referral: my hope, and ask (but in no way a requirement) that when your friends and family who don’t share your entrepreneurial spirit are seeking Real Estate services, you consider passing my information along as someone who truly wants to look out for their best interests.

The short answer is yes, with a few exceptions. There are certain areas or types of Properties that I myself am not the perfect fit for, in those instances I can provide you with a direct connection to a qualified expert (or a few to choose from) who can best represent you. There would be no cost associated with that service for you.

The Real Estate transaction has many moving parts after accepting an offer, and a qualified Agent can assist you in navigating such processes as Title, Attorneys, Inspection, Appraisals, Financial Concerns with the Buyers, Mortgage Lenders, among others. There is no standard charge for this, we would discuss this and see if we could come to an agreement. If not, I would make a recommendation to a local Realtor whose financial model fit your desired compensation.
